- Carpet Cleaning Cost in Baltimore: What You’ll Really Pay in 2026

“So what’s this gonna run me?” That’s the first thing out of most people’s mouths when they call the shop, usually before they tell me how many rooms they’ve got. Fair question. I’d ask it too. So here’s my honest take on carpet cleaning cost around Baltimore, from a guy who’s been pricing these jobs since 1998 and has watched every coupon trick in the book come and go.
I’m not going to post our own price sheet here. Partly because every house is different, and partly because a number on a blog with no context does more harm than good. What I will do is tell you what people around here usually see, what pushes a job up or down, and where the gotchas hide.
Typical Carpet Cleaning Cost Around Here (Sort Of)
Around Baltimore County and the city, most folks see something like $35 to $75 a room for a real truck-mounted cleaning. A “room” usually means up to somewhere around 200 to 300 square feet, and every company defines that a little differently (read the fine print, a giant open family room might count as two). Stairs tend to get priced per step, often a few bucks each. Hallways sometimes get thrown in. Sometimes not.
Put that together and a typical three-bedroom house with a hall and a staircase often lands somewhere in the low-to-mid hundreds. Bigger house, more. Heavy pet treatment, more again. And a single room? A lot of companies have a trip minimum, so the cost to clean carpet in one bedroom can feel steep compared to doing four.
Some companies price by square foot instead. Around here that tends to run something like 25 to 50 cents a foot. Neither way is a scam, and the carpet cleaning prices you get should look about the same either way once you do the math. Per-room is easier to understand, per-foot is fairer on weird layouts. I honestly don’t care which one you get, as long as the number on the carpet cleaning quote is the number on the invoice.
Why Carpet Cleaning Prices Jump Around So Much
You’ll call three companies and get three numbers that are nowhere near each other. Happens all the time. A few reasons.
Equipment
A truck-mounted unit heats water way past what a portable box or a rental can do and pulls it back out with serious suction. That truck costs a lot to buy and a lot to run. A guy with a portable machine and a minivan has lower overhead, so his carpet cleaning prices can be lower. You’re kind of getting what you pay for, though. I wrote more about that in truck mounted vs rental carpet cleaning if you want the long version.
Certification and insurance
IICRC certified techs cost more to employ than a guy who started last Tuesday. The IICRC sets the cleaning standards most of the industry trains to, and yeah, training takes time and money. Insurance too. If somebody’s quote is half of everyone else’s, that’s usually where the savings came from.
How dirty it actually is
Light maintenance cleaning on carpet that gets done every year? Easy job. A rental house after a tenant with three dogs moved out? Different job. Same square footage, totally different amount of work.
The $99 Whole-House Thing
Okay, my favorite topic. You’ve seen the mailers. “Whole house, $99!” And then the guy shows up and the 99 bucks covers, like, three small rooms of “basic” cleaning. Pre-spray is extra. Deodorizer is extra. Moving the couch is extra. The traffic lanes need a “special treatment,” also extra. By the time he’s done you’re at three or four times the number on the card and you’ve got a stranger standing in your living room waiting for a yes.
I’m not saying every low price is a bait and switch. Some aren’t. But the real cost to clean carpet in a full house just doesn’t come in at $99 if somebody’s doing it right, with a truck, hot water, proper pre-treatment and actual rinsing. The math doesn’t work. Gas alone for the truck eats a chunk of that.
My rule of thumb? Get the price in writing before anyone brings a hose in the door. Ask what’s included. Ask what isn’t.
Stuff That Adds to the Bill
This list isn’t me trying to upsell you. These are just the things that genuinely take more time or product, so they usually cost more no matter who you hire.
- Pet urine treatment (real enzyme work, sometimes pulling back carpet to deal with the pad)
- Protector applied after cleaning
- Moving heavy furniture like pianos, china cabinets, big sectionals
- Stairs, especially the wrap-around kind
- Spot work on old, set stains like rust, coffee that’s been there since 2019, nail polish
The urine one is the big swing. If it’s soaked through to the pad, cleaning the surface won’t fix the smell, period. I went through all of that in getting pet urine smell out of carpet. Short version, a good company will tell you up front if it’s a top-only problem or a pad problem, and the carpet cleaning cost changes a lot depending on which.
What I See Around Here, Town by Town
House style matters more than people think. Not the zip code. The house.
Up in Cockeysville you get a lot of townhomes and split-levels with carpeted stairs and a basement rec room, and the stairs are often what drives the number. When we do carpet cleaning Cockeysville jobs, I’d guess half the conversation is about those 14 steps and whether the landing counts as a room. (It’s usually the landing.)
Perry Hall has a ton of bigger single-family homes from the ’80s and ’90s, wall-to-wall upstairs, finished basements, families with kids and dogs. Those jobs run longer simply because there’s more carpet. A lot of our carpet cleaning Perry Hall MD customers do the whole house once a year and then just the high-traffic stuff in between, which keeps the bill down.
Parkville’s a mix. Older brick houses, smaller rooms, a lot of hardwood with carpet only upstairs or on the stairs. Those are often quicker, cheaper jobs. With carpet cleaning Parkville calls, people are sometimes surprised how reasonable it is when it’s just three bedrooms and a runner.
Towson? Everything. Condos near York Road, big older colonials off Loch Raven, rentals near the colleges (those ones, whew). Rentals between tenants are where you see the widest spread in carpet cleaning prices, because the condition is all over the place. If you’re a landlord looking at carpet cleaning Towson MD for a turnover, send photos when you call. Saves everyone time.
Timing Can Move the Number a Little
Nobody likes hearing this, but when you book matters. The weeks before Thanksgiving and Christmas are slammed. Spring is slammed. Everybody wants clean carpet before the in-laws show up, so calendars fill and some outfits stop running specials. January and February are slower for most of us, and that’s when you’re more likely to catch a deal or at least get the day you want.
Will it cut your carpet cleaning cost in half? No. But it might get you protector thrown in, or the hallway for free, or just a tech who isn’t on his sixth house of the day. Worth asking about when you call for a carpet cleaning quote. Worst they can say is no.
One more money thing. If you’ve got a couple of area rugs or a chair that’s seen better days, bundle it. Doing it all in one trip usually beats three separate visits, because the truck only rolls once.
Is Cheaper Ever the Right Call?
Sometimes, honestly. If you’re moving out and just need the carpet to look decent for a walkthrough, you don’t need protector and an enzyme treatment on every room. Tell your cleaner that. A decent outfit will scale the job to what you actually need.
Where I’d never cut corners is the rinse and the drying. A cheap job that leaves soap in the carpet looks great for a week and then gets dirty faster than before, because that sticky residue grabs dirt like a magnet. And a job that leaves the carpet soaking wet for two days can start to smell. Ask how long drying usually takes. With a truck mount it’s typically a few hours to the next morning, and a fan plus the AC running speeds that up a lot.
So yeah. The lowest carpet cleaning cost today isn’t always the lowest cost a year later.
Getting a Carpet Cleaning Quote That Actually Means Something
Phone quotes are fine for simple stuff. Three bedrooms, a hall, no pets, no drama? We can usually give you a pretty solid number over the phone. For anything weird, like a big open floor plan, stains you’re worried about, or a basement that smells a little funky, an in-person look or a few phone pictures is better.
Here’s what I’d want from any carpet cleaning quote, ours included:
- A written total, not a “starting at”
- What counts as a room, and how stairs get charged
- Whether pre-treatment and spotting are included
- A guarantee that’s actually spelled out
On that last point, we give a 150% money-back guarantee on cleaning and repair. If we don’t do the job right, you’re not out anything. That’s a lot easier to say when you’ve been at it since 1998 and know what your crew can do.
So, What’ll It Actually Cost You?
Honestly? Call and find out. I know that sounds like a dodge after 1,500 words, but it’s the truth. The ranges above are a good gut check for carpet cleaning cost in the area, and they’ll help you spot a quote that’s way off in either direction. The actual cost to clean carpet in your place depends on your house, your carpet, your dog, and what you want done.
