Move Out Carpet Cleaning: Getting Your Deposit Back

October 26, 2026

Landlords look down. Every single one. They walk in, glance at the walls for nail holes, and then their eyes go straight to the carpet, especially the traffic lane from the front door and that spot in front of the couch where the coffee table used to be. I’ve stood next to enough property managers on enough walk-throughs to know the routine. So if you’re packing boxes and wondering if move out carpet cleaning is worth it, my answer is pretty much always yes. But do it right, or you might be paying twice.

Here’s what I’d tell my own kid if they were moving out of their first apartment and wanted their security deposit back in one piece.

Read Your Lease Before You Do Anything

Boring, I know. Do it anyway.

A lot of leases around here say the carpet has to be “professionally cleaned” at move-out, and some say you have to show a receipt. If yours says that, renting a machine from the grocery store won’t count, no matter how good it looks. The landlord deducts the cost of a real cleaning from your security deposit, plus sometimes a little extra for their trouble. Then you’ve paid for the rental, the solution, your Saturday, and the professional job. Ouch.

Some leases don’t mention carpet at all. Some say “normal wear and tear” is fine. That phrase does a lot of work, and people argue about it constantly. Matted traffic lanes after three years? Probably normal wear. A giant purple Kool-Aid stain? Not normal. Pet urine smell? Definitely not normal.

If the lease is vague, I’d still book end of lease carpet cleaning anyway. It’s way easier to keep money than to fight to get it back.

What Landlords Actually Dock You For

From what I’ve seen on the other side of these:

  • Pet odor, by far the big one
  • Stains you can see from standing height
  • Burns from candles, irons, curling irons (yep, a lot of curling irons)
  • Heavy dirt in the traffic lanes
  • Furniture dents with crushed, dirty pile around them

Notice what isn’t on there? Normal flattening. A carpet that’s eight years old and looks eight years old. Most reasonable landlords aren’t trying to get a new carpet out of you, and a solid move out carpet cleaning usually takes care of everything on that list except burns. They just don’t want to pay to clean up a mess.

The pet thing, real quick

If you had a cat or dog and there were accidents, the smell is going to be the problem, not the stains. Surface cleaning doesn’t reach urine that’s soaked into the pad. A good move out carpet cleaning with proper pet treatment helps a ton, but it’s not magic if the pad’s saturated. My post on pet urine smell in carpet gets into the details. Tell whoever’s cleaning about the pets up front. Please. We’ll find out anyway, usually by sniffing.

Timing Is Where People Mess Up

This is the biggest mistake I see, and it’s not even about cleaning. It’s about the calendar.

Don’t book your end of lease carpet cleaning for the same morning as the walk-through. Wet carpet looks darker, sometimes a little blotchy, and the landlord can’t tell if that spot’s gone or just wet. Plus you’ll be carrying boxes across it and leaving footprints. Truck-mounted cleaning usually dries in something like 6 to 12 hours depending on the weather and airflow, but humid summer days in a closed-up apartment can stretch that. (More on how long carpet takes to dry if you’re cutting it close.)

Best order:

  • Move everything out
  • Vacuum, patch holes, clean the kitchen and bathroom
  • Carpet last
  • Leave it alone overnight with a window cracked or the AC on
  • Walk-through the next day

Carpet last. Seriously. I’ve seen people get the carpet cleaned and then drag a dresser across it, or walk paint from the touch-up job right down the hall.

Rental Machine vs a Real Cleaning

Okay, I’m biased, you know that. But here’s the honest version.

A rental machine is fine for a quick freshen-up on a carpet that’s in decent shape. Where it falls short is heat and suction. Those little units can’t get water as hot as a truck-mounted system, and they don’t pull nearly as much back out. So you leave soap and water in the carpet. Soap residue is sticky, and sticky carpet re-soils fast, sometimes even before the walk-through if there’s foot traffic. Too much water sitting in the pad can come back up as brown spots as it dries (we call it wicking).

I wrote a whole comparison of truck-mounted carpet cleaning vs rental if you want all of it. Short version, if your security deposit is a big number, don’t cheap out on the one thing the landlord looks at first.

Is Apartment Carpet Cleaning Different From a House?

A little. Not in the cleaning, more in the logistics.

With apartment carpet cleaning, parking can be a headache for a truck, so let the cleaner know about gates, loading zones and which building you’re in. Third floor, no elevator? Our hoses can reach pretty far, but we need to know. Some complexes have rules about when contractors can come in, too.

Around Towson there are a ton of rentals near campus and along York Road, and the move-out crunch every May and August is no joke. If you need carpet cleaning Towson MD at the end of the semester, book early. Like, two weeks early. Same thing on the other end of the county, where folks renting near the Beltway call us for carpet cleaning Arbutus MD the week before they hand in keys.

A Few Stain Tricks That Help (and Some That Don’t)

Before the pro shows up, you can make their job easier.

Blot fresh spills with white towels. Don’t rub. Don’t grab the colored kitchen towel because the dye can transfer, and then you’ve got two stains. Scrape up anything crusty with a spoon. Vacuum really well, slowly, especially along the baseboards where dust bunnies hang out.

Things I’d skip. Pouring bleach on a spot (now it’s a white spot, which is worse). Mixing a bunch of cleaners together. Scrubbing with a stiff brush, which frizzes up the fibers so the spot looks fuzzy and lighter than the carpet around it.

And look, if there’s a burn or a hole from the dog digging at the door, cleaning won’t fix it. That’s a patch job. Sometimes a small repair costs less than what the landlord would charge you for it, so it’s worth asking about.

What Move Out Carpet Cleaning Won’t Fix

I’d rather tell you now than have you find out at the walk-through.

Cleaning removes dirt, spills, a lot of odor and most food and drink stains. It does not fix physical damage. Burns stay burns. A seam the cat pulled apart stays pulled apart. Bleach spots are missing color, not added dirt, so there’s nothing to clean out. Same with that pink-orange ring from acne cream or a spilled bottle of hair dye. Those are chemical reactions and they’re permanent without a patch or a color repair.

Old, set-in red stains (fruit punch, sports drinks, some of the cough syrups) can usually be lightened a bunch but sometimes not 100 percent. If a stain’s been there two years and three other people already tried to scrub it, my expectations are realistic, and yours should be too.

None of that means skip the move out carpet cleaning. It means know what you’re paying for. Ask whoever comes out to point at anything they don’t think will come out, before they start. A decent tech will do that without being asked. Then you can decide if a small repair makes sense, or if you’d rather just let the landlord take it out of your security deposit and move on with your life.

Landlords, This Part’s for You

Plenty of our calls come from the owner side too, and end of lease carpet cleaning between tenants is half of some landlords’ maintenance budget. Rental turnovers in rowhomes and townhouses around Parkville and Rosedale are a big part of our week between tenants. If you own a few units, it’s worth having one company that knows the carpet. We do a lot of carpet cleaning Parkville turnovers, and plenty of carpet cleaning Rosedale MD jobs where the owner wants it done the day after the old tenant leaves.

Sometimes the carpet’s just done, though. Twelve years, three tenants, two dogs. No apartment carpet cleaning on earth will bring that back. When that happens we also handle new carpet sales and carpet installation in Phoenix and around the county, and every install we do has a lifetime warranty. Way less hassle than juggling a separate cleaner and installer.

Out on the east side, families moving out of a rental in Perry Hall to buy their first place call us too, usually in a big hurry. Carpet cleaning Perry Hall is a regular stop for us, and those jobs are usually pretty easy because the carpet’s newer.

Get the Receipt. Keep the Receipt.

Simple one. Whoever does your move out carpet cleaning, get a written receipt with the date and address on it. Email it to the landlord. Keep a copy. Take your own photos of every room once it’s dry, with the date showing on your phone. If there’s a dispute about your security deposit later, you’ll have proof the work was done and what it looked like when you left.

The Carpet and Rug Institute has general care info too, if you want to show a landlord that hot water extraction is what the manufacturers recommend.
